| Slight drops in price properties have been reported during the traditional quieter months of summer and Ramadan were to be expected but active agents are reporting a surprisingly busy Ramadan Period.
Dubai is traditional quiet through the summer months as many people choose to leave Dubai during the Hotter months of July and August and the traditional school holidays and this as a negative impact on property prices which have been reported as fluctuating by around 2 months, it is very difficult to gauge any property price fluctuations based on this as averaging does not take into consideration market trends but on less property sale activity the amount of sales was expected to be down as normal and averaging is not a true reflection.
Whilst many agencies are reporting a very quiet period some are reporting buoyant Ramadan period particularly on properties in marina and JLT were significant investment activity has been reported in smaller studios and 1 bedroom properties.
At the other end of the scale it seems that high end luxury villas interest is being shown in this area around the prime luxury real estate developments of Emirates Hills and Palm Jumeirah, whilst granted there are not so many property investors around as 2 years ago pro-active agencies with strong marketing campaigns or data bases of past property clients have managed to undertake a number of sales.
It is widely acknowledged that oversupply of properties will remain for a further period until net migration improves significantly but there is renewed interest from investors who feel that property prices are reaching bottom and now are showing their hand whilst there is choice of property availability.
Outer lying developments which are under developed will see little demand core areas within the commuter zone will have an active demand, with some banks now doing up to 80% financial packages dependent on individual circumstances this is likely to improve and once positive signs of property prices increasing for a number of months the many thousands of families who are currently renting property will enter the market place with a vengeance
